Things you should know about working with Bridget:

I care deeply about avoiding mistakes in this industry which impact the client. I try to look at all transactions with the same critical eye I would use if I (personally) were the buyer or seller. I believe it is possible to resolve the worst issues in this industry using common sense, business acumen and humor.  Past clients value my analytical skill and insight. If you appreciate details, we'll work well together.

If you are a relocation client, please tell me. It's important to serve you better and your third party company WILL require certain paperwork to be signed before we begin. You can always choose your own buyer representative, even if they tell you otherwise. I must coordinate with your 3rd party company and provide a referral fee for the opportunity to help you. I DO NOT pay referral fees to American Express, Lending Tree or other ancillary groups who secure your business and then refer you to me. The costs of my service is largely billed as time which I cannot adequately provide at a such a restricted price point.

Georgia recognizes Buyer Agency. I can dually represent buyer and seller, but only with the permission of both parties.

If there is a active listing on the property, there is a commitment between the broker and the seller to pay a marketing fee. If you represent yourself, you do not automatically get a commission reduction for doing so. In fact, there are laws governing what the listing agent can provide a customer (you are not a client in this instance) as long as they work for the seller. I do not reduce my fees if you represent yourself. The fee I charge to market listings in advance of a single buyers visit is for billable hard cost services including print and web media.

If you are a seller, location trumps all. Pricing any home in any area correctly will move it faster and leave you with less headaches.

If you are buying a loft or condo in Atlanta, I strongly encourage you to use a LOCAL lender who is very familiar with our projects and their accompanying lending restrictions. The best lenders understand the buyer may be approved, but the building must be also!

You cannot buy a raw loft to build out for less than $350K in the city. You will almost always need to pay cash to buy a raw product and even more to finish the space. There are semi-raw spaces available which lenders will underwrite if appliances are installed and there is a working bathroom.

When I send listings via e-mail for your review, we need to confirm your top choices at least 48 hours before we meet. This allows time to check availability, schedule the showings and preview and map the trip. If I am booked solidly several days in advance, the earlier I receive your feedback, the better.

Golf course communities may have a separate $1,000 initiation fee for the Homeowners Association in addition to any club memberships.

Top three things every seller should know about the post closing details: 1.) Clean the house well before you move out including having any carpets cleaned 2.) Turn off the utilities in your name and, 3.) Forward your mail.

Top three things every buyer should know: 1.) Park your car in the garage of any home you plan to buy to be sure it fits. If you are buying a loft or condo, make sure the space(s) rights are DEEDED and TRANSFERABLE for the life of the property. 2.) Home warranties do not cover septic tanks unless there has been an inspection within 6 months of closing by a certified party. Have the tank inspected, pumped and certified or, negotitiate with the seller for the pumping after closing at a minimum. 3.)  File for homestead exemption to receive a reduction for property taxes.
